The Greater Southern Waterfront will be developed, as part of the ambitious plan to remake Singapore’s southern coast, and be part of the 120km-long waterfront. This was announced during the National Day Rally 2024, where more homes will be built in the waterfront precincts near the city centre.
We’re keeping an eye on the urban rejuvenation plans to see if the area will truly embody the ‘Live, Work, Play’ concept. Till then, homes in the neighbourhood still prove to be desirable properties thanks to their convenient city fringe location.

What to Expect from the Greater Southern Waterfront
The plans for the Greater Southern Waterfront will see new office spaces built, old power stations in Pasir Panjang redeveloped into a recreational facility, and more nature trails created.
Once completed, our city boundaries will be expanded and the accessibility between working and residential zones will be improved. A waterfront promenade extending from Pasir Panjang to Marina East will join huge open areas and lush greenery.
An estimated 9,000 new homes will be added to the Greater Southern Waterfront area. Of which, 3,000 will be private property units and 6,000 will be BTO flats. These BTO flats are slated to be launched within the next two to four years.
It’s suffice to say the neighbourhood is not yet full developed. Due to the Greater Southern Waterfront being an up-and-coming location, some may see investment potential with homes in the area.

Located right next to Haw Par Villa MRT station, future residents of The Hillshore condo are just a five-minute walk from being connected to the wider MRT network. From the development, the Central Business Distict (CBD) is a 14-minute drive away.
A wide range of amenities, ranging from nearby shopping malls to parks to choice schools, are within easy reach of the property. The Hillshore condo is set to receive its Temporary Occupation Permit (TOP) in 2027.

Terra Hill
Terra Hill condo is a freehold development, set to receive its TOP in 2026 The 270-unit project sits on the site previously occupied by Flynn Park. Pasir Panjang MRT station is a three-minute walk from the property and connects residents to the Circle Line.
Like the other projects on the list, Terra Hill condo offers residents easy access to a plethora of amenities and shopping malls like Vivocity. Kent Ridge Park and Labrador Park is a short stroll away from Terra Hill condo, perfect for those who enjoy evening strolls in the park.

The Harbour Residences

Though located within the Pasir Panjang landed enclave, The Harbour Residences is still within easy reach of nearby schools, lifestyle hubs, and business parks (i.e. one-north, Maple Tree Business City).
Several choice schools, such as Nan Hua Primary School, National University of Singapore, Fairfield Methodist School (Primary), Fairfield Methodist School (Secondary), Anglo-Chinese School (Independent), and Anglo-Chinese Junior College, are within short driving distance.

Avenue South Residence is a 99-year leasehold condominium located in along Silat Avenue. The 1074-unit development received its TOP in 2023.
Its city fringe location in District 3 means that Avenue South Residence residents are a short commute to the CBD. Via car, it is only a 10-minute drive to Raffles Place and 13-minute drive to the Orchard Road shopping belt.
The up-and-coming Cantonment and Keppel MRT stations will further improve connectivity to the wider transportation network in 2025. For now, the nearest MRT station is Tiong Bahru MRT station, which is accessible via a short bus ride.
