Bayshore BTO projects – highly anticipated since their announcement in June – will see the first flats launched very soon, and the Bayshore BTO launch date is confirmed to be during the October BTO launch. Bayshore now also has its own MRT station on the Thomson-East Coast Line, which just opened a few months ago.

There has also been much chatter about the Bayshore BTO price – likely to be categorised under the new Plus model due to its proximity to Bedok, a mature estate with a whole slew of amenities.

Bayshore BTO estate was first introduced as part of the Urban Redevelopment Authority (URA) Master Plan 2019, in line with the government’s plan to redevelop the east side of Singapore. On 16 October 2023, HDB announced preliminary information about the first two Bayshore HDB BTO 2024 projects.

Where Is the Upcoming Bayshore Neighbourhood?

The Bayshore BTO location is on a 60-hectare (ha) site, which includes a 31-hectare (ha) forested area in Bedok. Located near East Coast Park and touted as an extension of Bedok town, residents of the upcoming Bayshore BTO estate will enjoy some of the best features the east side of Singapore is popular for.

More about the Bayshore BTO location: the neighbourhood will be bounded by Bayshore Road, Upper East Coast Road, and East Coast Park. It is near an existing private property enclave. On one side, it is flanked by condos The Bayshore and Costa del Sol. On the other side of the upcoming Bayshore BTO flats is the Singapore Armed Forces (SAF) Bedok camp.

Fun fact: part of the Bayshore BTO location is actually built on reclaimed land! This will be demarcated by seawalls within the upcoming Bayshore Central Park to pay tribute to the estate’s history.

The first events to happen in the neighbourhood are two upcoming Bayshore HDB BTO projects launching in October 2024. In line with these new HDB flats being built, Bayshore MRT on the Thomson-East Coast Line (TEL) opened in June 2024, with Bedok South MRT, also on the TEL, delayed till 2026 due to the Covid-19 pandemic.

What does the future look like for Bayshore? “Today, Bayshore is primarily a private enclave. Given the availability of 3-room and 4-room BTO flats in the upcoming Bayshore BTO 2024 launches, homes in the estate could draw demand from older residents who grew up across Bedok to Katong,” said Dr Lee Nai Jia, Head of Real Estate Intelligence, Data and Software Solutions, PropertyGuru Group.

He added: “Ten years later, when Plus flats fulfil their MOP and developers start launching private properties in the area, HDB upgraders might start looking to buy these homes. By that time, Bayshore and the surrounding neighbourhoods would have been largely revitalised. This could be attractive for young families seeking convenience to transport links, lifestyle amenities, and green spaces.”

1. 7,000 Bayshore HDB Flats, First BTO Projects Launched in October 2024

The government announced in June 2023 that over time, about 10,000 homes will be built in the estate. Of these homes, 3,000 are expected to be private property. The remaining 7,000 homes will be HDB flats.

The first two Bayshore BTO projects are set to launch in October 2024. These launches combined will comprise a total of 1,440 units, which include 2-room Flexi, 3-room, and 4-room BTO flats.

One design feature that makes the upcoming Bayshore BTO flats unique from previous HDB flats is they will come with full-height windows. This is to allow residents to maximise the stunning views from their homes of surrounding nature, including East Coast Park and the beach.

The upcoming Bayshore BTO flats in the neighbourhood will be launched in October 2024, and the Bayshore BTO location will be conveniently within a 5-minute walk of Bayshore MRT stations. It has been announced that they may be launched as Plus flats.

More about the Bayshore BTO 2024 Projects: What are Plus BTO Flats?

If you’re wondering what Plus flats are, you’re not alone. Introduced as part of the National Day Rally 2023 announcements, Plus flats are part of HDB’s new classification of BTO flats, which will come into effect in H2 2024. Plus flats are BTO projects considered to have better locational attributes than Standard flats (i.e. located near an MRT station in a choice neighbourhood).

In the case of upcoming Bayshore BTO projects from October 2024 onwards, they will be built either near the upcoming Bedok South or Bayshore MRT stations, likely as Plus BTO flats.

One thing to note when applying for Plus BTO flats is that they come with tighter buying and resale restrictions. For instance, Plus BTO flats come with a 10-year Minimum Occupation Period (MOP). If you’re interested in applying for an upcoming Bayshore BTO project, do remember to get your HDB Flat Eligibility (HFE) letter ready. HDB HFE letters have a nine-month validity and come BTO launch periods, there may be delays in processing HDB HFE letter requests. So do what you may with this information to gauge how much time ahead of a launch you want to apply for the HFE letter (i.e. ASAP if you are looking at the Bayshore BTO launch in October 2024).

2. New MRT Stations in Bayshore on the Thomson-East Coast Line

HDB has announced that residents of the upcoming Bayshore HDB BTO projects can expect to live within a five-minute walk of Bedok South (upcoming in 2026) and Bayshore MRT (new, opened June 2024) stations, along the Thomson-East Coast Line (TEL). That means that when the BTO flats or private homes are completed, residents will already have access to the larger public transport network. Excellent Bayshore BTO location, indeed.

The TEL cuts from Sungei Bedok MRT station on the east side of Singapore all the way to Woodlands North MRT station. Those staying near Bedok South or Bayshore MRT stations will be able to access the Downtown Line (DTL) up to two stops away at the Sungei Bedok MRT interchange.

They will also have direct access to Orchard Road, the Central Business District (CBD), and Marina Bay via Orchard Road, Outram Park, and Marina Bay MRT stations, respectively. These three MRT interchanges can further connect residents to the East-West Line (EWL), North East Line (NEL), North-South Line (NSL), and Circle Line (CCL).

Of course, residents also have easy access to the hip and trendy neighbourhoods that border East Coast Park. Yes, we’re talking about the Joo Chiat and Katong neighbourhoods. Residents can take up to five stops along the TEL for access to trendy brunch options, hip coffee joints, and chic watering holes come nightfall.

3. Bayshore Connects Residents to More Green Spaces, Nature Trails

There are also plans to develop the 60 ha estate by building new parks, nature trails, cycling paths, and green spaces throughout the estate. One upcoming highlight of the estate is Bayshore Central Park, which will feature seawalls and a pavilion – a homage to the neighbourhood’s pre-reclamation coastline.

Building new parks and green spaces within the area is complementary to the current landscape of East Coast Park, which residents will have convenient access to as well. This means that residents will get to enjoy:

  • Unblocked waterfront views of East Coast beach
  • Easy access to East Coast Park and the wealth of food options nearby
  • Cycling path along the Eastern Coastal Park Connector (ECPCN) that spans East Coast Park, Changi Beach, and Pasir Ris Park – a haven for cycling enthusiasts. If you’re up for it, there’s even a route to cycle with friends and family to Marina Bay Sands (MBS)

The Bayshore BTO area will also see a Transit Priority Corridor, which is an infrastructure initiative by the government to encourage smoother road traffic and cycling from Point A to B. They are expansions of road widths to include dedicated bus lanes, new cycling paths, and wider footpaths. One Transit Priority Corridor will span the road connection between Bedok South to Bayshore MRT stations.

A recent study showed that HDB resale flats with green views tend to fetch higher prices, and there are certain reasons for this. Homes with views of greenery, or close proximity to nature, can help to improve mental wellbeing. It is also in line with Singaporeans’ increased desire to inculcate sustainable habits into their life. Plus, it doesn’t hurt that such HDB homes may fetch higher prices in the resale market.

What’s in Store for the Bayshore Neighbourhood?

Similar to the development of the Tengah ‘forest town’, the upcoming Bayshore BTO neighbourhood is planned to be a car-lite estate. To facilitate this, there will be more cycling routes built, increased transport links, and more food and lifestyle amenities within walking distance. This will help families with children access grocery shopping, hawker centres, supermarkets, gyms, and clinics more easily.

And across the 2030s, the Bayshore BTO estate will certainly shape up to be an exciting new housing estate on the east side of Singapore. The government will leverage Bayshore’s close proximity to East Coast Park and the plan to develop more car-lite towns to establish Bayshore as an estate for homebuyers seeking close proximity to transport links, lifestyle amenities, and nature.

Live Near Bayshore BTO: Consider HDB Resale Flats in Bedok

Bayshore BTO indeed sounds very exciting – but you must be able to wait till ~2030. In addition, likely being the new Plus model, the Bayshore BTO price is likely to be higher (but also with more subsidies than Standard flats), and Plus flats will come with a 10-year Minimum Occupancy Period (MOP) as well other some resale flat restrictions for both buyers and sellers.

Hence, if you plan to move near the Bayshore BTO ASAP and don’t want to be bound by all these new restrictions that come with new Plus model flats, consider buying a resale flat in the area. 

The mature HDB estate of Bedok is lovely – it is close to Bayshore, Upper East Coast Road, Changi and Tanah Merah. Transport links are also plentiful in Bedok, with various buses, MRT lines and expressways connecting the estate to town and other parts of Singapore. There are also many education options, including Temasek Primary School, Saint Anthony’s Canossian Primary School, Anglican High School, various junior colleges and polytechnics, ITE College East, and more. And we haven’t even discussed the plethora of food and shopping options in the east side yet.
