On June 19, HDB launched 6,938 new BTO flats. These are spread across eight exciting projects in Jurong East, Kallang/Whampoa, Queenstown, Tampines, Woodlands, and Yishun. This launch presents an excellent opportunity for those seeking new BTO flats for sale in prime location housing.

Prime Location Public Housing (PLH) Model
To ensure affordability, HDB announced increased subsidies for three PLH projects in Kallang/Whampoa and Queenstown. The projects benefiting from these increased subsidies are Tanjong Rhu Riverfront I and II, and Holland Vista.
However, there is a subsidy clawback involved. This has been increased to 9% of the resale price or valuation, whichever is higher. This is up from 8% in December 2023 and 6% when the scheme was first introduced in 2021. Moreover, these PLH flats come with a 10-year Minimum Occupation Period (MOP).
Additionally, to support families, 20% of these PLH flats will be set aside for first-time family applicants. Meanwhile, 2% will be reserved for second-time applicants under the married child priority scheme.

Deferred Income Assessment Scheme
Young couples, listen up! If you qualify for the deferred income assessment scheme, you can make a lower upfront down payment of just 2.5% of the flat price.
Previously, buyers taking HDB loans or without a housing loan had to pay 5%, and those opting for bank loans had to pay 10%. This new scheme significantly reduces the financial burden on young couples, including students and national servicemen, making affordable family housing in Singapore more accessible.

Waiting times
Half of the new BTO flats have waiting times of four years or less.
For instance, Marsiling Peak I in Woodlands has a waiting time of just 2 years and 11 months, while Tampines GreenTopaz has a waiting period of 3 years and 1 month. These shorter waiting times make the new BTO flats highly appealing, especially for first-time home buyers in Singapore.

Tanjong Rhu Riverfront I and II
