Project overview
You’ll find this new condominium on a 0.7-hectare site within the bustling Singapore Science Park. This upcoming 300-unit condominium at Science Park will be connected to the Kent Ridge MRT station through Geneo, an integrated project anticipated to fully open by 2025.
This development is significant as it marks the first residential project within the business park.

Rezoning and approval
On May 17, the Urban Redevelopment Authority (URA) published a proposed masterplan amendment. This amendment aims to rezone a plot of land from business park use to residential use. The amendment suggests that CapitaLand Development (CLD) has obtained in-principle approval for the Singapore Science Park residential project. This is a crucial step forward for the 300-unit condominium at Science Park.

Site history
Previously, the site at 71 Science Park Drive was occupied by the Defence Science and Technology Agency from 2000 until 2018. The building that stood there was demolished in 2020, paving the way for this new development.
Target market
This new residential project is designed with professionals in mind, particularly those working within the Science Park, one-north, the National University of Singapore (NUS), and the National University Hospital (NUH). By broadening housing options within the business park, it is expected to attract many potential buyers from these areas.

Development timeline
The managing director for investment and development at CLD, Chew Peet Mun, shared that the project should be completed within three to four years, assuming all necessary development approvals are granted without major delays.
Phased rejuvenation
Including residential units in Science Park is part of a broader, phased rejuvenation strategy. Science Park celebrated its 40th anniversary in 2023, and this new development is a logical step in transforming it into a self-contained neighbourhood. The aim is to integrate homes and recreational amenities near offices, akin to the regional nodes outside the Central Business District (CBD).
Land intensification
CLD plans to make more efficient use of the 55-hectare business park. For instance, the Geneo integrated project is expected to boost the worker capacity from 12,000 to 21,000. This intensification is part of a larger plan to maximise the potential of the land within Science Park.

Previous developments
The first phase of the rejuvenation effort took place in the 2010s when eight older buildings were redeveloped. The second phase includes the Geneo development, consisting of five buildings. Some of these buildings are already operational, with others expected to open by 2025.
Community and accessibility enhancements
To enhance community interaction and accessibility, CLD plans to introduce more covered walkways and create community nodes for social gatherings and activities. These enhancements aim to make the area more pedestrian-friendly, rather than vehicle-centric.
