Residents of Newport Residences will be treated to stunning views of the CBD, with residential units spanning the 23rd to 44th floors, while the super penthouse will crown the 45th floor. Additionally, a rooftop garden offers panoramic vistas of the city skyline and the sea.
The location offers unparalleled convenience, with two MRT stations within walking distance, as well as proximity to popular shopping destinations like 100AM Mall, Icon Village, Tanjong Pagar Plaza, and the upcoming Greater Southern Waterfront.
Average prices of new launches in District 2
District 2 has witnessed only two new launches in the past five years: One Bernam in May 2021 and Sky Everton in June 2019. In 2023, the average price per square foot (psf) in the district stood at S$2,712, driven solely by transactions from One Bernam. Sky Everton, on the other hand, commanded an average psf price of S$2,958 based on transactions over the past year.
We anticipate that Newport Residences will match or even surpass Sky Everton’s psf prices, considering that both projects offer freehold tenure compared to One Bernam’s 99-year leasehold status. Additionally, while Sky Everton is exclusively residential, Newport Residences’ mixed-use nature is likely to command a premium.

Sora

The Hill @ one-north

As Arina East Residences is situated within a nine-minute drive of both Tembusu Grand and The Continuum, we anticipate its prices to align closely with these developments, or even exceed them due to its freehold status, which typically commands higher price tags.

Average prices of new sales in District 1
Considering Marina View Residences’ prestigious address alone, it’s evident that units in this new launch will command premium prices. The last new launch in this area, Marina One Residences, TOP-ed in 2018. Subsequently, the last new sales in the district date back to 2019, culminating in an average psf of S$2,562.
Notably, Marina One Residences and Marina View Residences are merely a 4-minute drive apart with similar amenities and accessibility. Therefore, we anticipate prices to be somewhat comparable.
However, it’s essential to bear in mind that these averages are reflective of transactions from five years ago. With Marina View Residences potentially marking one of the first new launches in the area after a prolonged hiatus, prices could see an upward trajectory.
32 Gilstead

With its prestigious location and exclusivity, 32 Gilstead is poised to command premium prices, with an anticipated sale psf range of S$3,199 to S$3,563 — slightly higher than the district’s average for the previous year.
