In this launch, there are flats in two highly popular city fringe locations, Geylang and Kallang/Whampoa up for grabs, and the competition is expected to be intense. Despite these two projects’ relative proximity to the CBD, they do not fall under the PLH framework, which is sure to boost their popularity.
The Feb 2022 Geylang BTO launch is directly opposite the Old Airport Road Food Centre, and is right smack in the middle of Mountbatten and Dakota MRT stations. By bus, you can get to Orchard Road in under half an hour. Meanwhile, the Feb 2022 Kallang/Whampoa BTO is barely 600m from both Lavender MRT station and the Nov 2021 Central Area (Rochor) BTO flats.
For those who are content to ballot for flats in non-mature estates, there is a bumper crop of units coming up in Tengah and Yishun.
Over the past year, there have been numerous BTO exercises in Tengah, which is undergoing development into a new housing estate. Feb 2022 will be no different; 1,270 units will be made available.

The project is also a stone’s throw away from the sporting and entertainment facilities in the Kallang area, including Kallang Stadium, Kallang Wave Mall and Singapore Sports Hub.

The extremely desirable location of the Kallang/Whampoa BTO project, at the confluence of King George’s Avenue and Syed Alwi Road, is sure to make it highly sought-after.
The Kallang/Whampoa BTO project enjoys excellent connectivity, being located just 7 minutes’ walk from Lavender MRT on the East West Line and about 8 minutes’ walk from Jalan Besar MRT on the Downtown Line. A third MRT station, Farrer Park MRT, on the North East Line, is located about 11 minutes’ walk away.
The flats will be located within walking distance of both Kampong Glam and Little India, and enjoy the convenience of major malls like City Square Mall and Mustafa Centre. Basically, you have the same access to the facilities and amenities of the River Peaks I & II Central Area (Rochor) BTO flats.
In short, this is very much a prime location, but without the inconveniences of being classified by the HDB as Prime Location Housing.
The catch? Only 390 units are available, and the mix on offer is limited to 3-room and 4-room flats.

Tengah Feb 2022 BTO Map
The Tengah launch will be made up of two separate projects. Both are within a 5-minute or less walking distance of an upcoming JRL MRT station. As previously mentioned, the JRL stations that will service the Tengah neighbourhood will only be up and running in 2028.
The first Tengah Feb 2022 BTO project, which consists of 710 4-room and 5-room units, will be bounded by the future Garden Avenue and Tengah Boulevard. Both roads are still under construction.
The second Tengah Feb 2022 BTO project consists of 560 units ranging from 2-room Flexi to 5-room. It will be located at the confluence of the future Tengah Drive and the future Tengah Garden Walk.
Tengah is currently being developed into a housing estate, but at the moment is still under heavy construction. There have been numerous launches in the area over the past year, leading to a high supply of flats. As a result, these flats should see high availability.
The government has plans to turn Tengah into Singapore’s first sustainable town, so residents can look forward to an abundance of green spaces and facilities like community farming areas and cycling paths.

The Yishun launch consists of two separate projects located side by side on plots of land located in between Yishun Avenue 8 and Yishun Avenue 6.
The BTO flats are located at the northeastern limit of Yishun, beyond which lies Khatib Bongsu Nature Park. Residents facing the park are likely to enjoy unblocked views in the long term.
The nearest MRT station, Yishun, is located more than 20 minutes’ walk away, hence residents might have to use a feeder bus service or cycle to get there. Cycling is a good option as the BTO project will be located near the Khatib Bongsu Park Connector, which leads directly to Yishun Central and amenities such as Khoo Teck Puat Hospital and Yishun Park.
With 1,830 units of 2-room Flexi to 5-room flats up for grabs, the Yishun BTO launch will be one of the biggest in recent months.
Conclusion: Which Feb 2022 BTO Flat Should I Pick?
Affordability
The Tengah Feb 2022 BTO launch will likely be the most affordable project of the lot due to its location in an under-construction estate. But until Phase 2 of the JRL is up and running in 2028, future residents will have to contend with the neighbourhood being relatively inaccessible.
Yishun is also likely to be an affordable pick, but residents will have to be content with not having an MRT within easy walking distance.
Convenience
Kallang/Whampoa and Geylang are likely to be highly sought-after due to their city fringe locations and are ideal for those who work and play in the CBD.
They are both located in vibrant, mature estates with an abundance of food and recreational options, enjoy great connectivity by MRT and take you swiftly to the CBD via any mode of transport.
Popularity
The Kallang/Whampoa and Geylang Feb 2022 BTO launches will likely be the two most popular projects due to their location. In particular, we expect that the Kallang/Whampoa Feb 2022 BTO project to come out on top.
Despite being located so close to the Central Area (Rochor) Nov 2021 BTO flats, the Feb 2022 Kallang/Whampoa BTO flats are unaffected by the PLH scheme. This will definitely boost their popularity as buyers can snag a flat in a central location and not be subjected to stringent PLH limitations like subsidy clawbacks.
The only downside, other than price, is that there will be no 5-room flats launched in these two neighbourhoods, and no 2-room Flexi flats in the Kallang/Whampoa Feb 2022 launch.
Looking at the Nov 2021 BTO construction timelines, you’re likely looking at a three- to six-year wait for your Feb 2022 BTO to be completed. If that doesn’t suit your timeline, you may want to consider a Sale of Balance Flat (SBF) or a resale flat instead.
