Believe it or not, we’re already midway through 2021.
I don’t know about you, but things have been quite a blur since COVID-19 really sunk its claws into the world in 2019/2020 – so much has changed and will continue to change.
Just last month Singapore seemed to be recovering steadily and we shared a positive outlook, but latest news have us on our tippy-toes again and we’re back to WFH (work-from-home), HBL (home-based learning) and being extra vigilant in buying proper masks.

When to Focus Your Listings
In last month’s edition, we saw high traffic spreading out throughout the week but taking a strong drop on Wednesday.
However, this month, traffic peaked on both Tuesday and Wednesday! (Looking at absolute numbers, Tuesday took the win, with Wednesday barely missing by a hairline)
This behaviour is consistent to back when Singapore first started feeling the impacts of COVID-19; when WFH and HBL started becoming our ‘new normal’.
Property seekers tend to become a lot more active in the middle of the week and taper off when nearing the weekends.
However, the traffic through the time of the day hasn’t changed much – with traffic picking up from 10AM, peaking at around 3PM and taking a ‘dinner break’ before picking back up again at 8PM.
What’s interesting is that traffic at 12AM seem to be steadily increasing; probably because that’s the time when parents have some time to themselves after everything in the house had been settled?
Where to Focus Your Listings
Commercial Listings
When we look at commercial listings, the popular choice has always been City & South West (D01-08). Despite work-from-home measures, many companies still look out for commercial spaces within that part of Singapore.
However, despite East Coast (D15-16) having seemingly little demand, it takes champion in having the largest market gap. Continue banking in on Balestier/Geylang (D12-14) too, as it has both high demand and a large market gap for commercial listings.
Residential Listings
If you’re looking for a highly popular district, it looks like City & South West (D01-08) are in demand for both commercial and residential listings. But the champion for residential listings continues to be Serangoon/Thomson (D19-20).
Serangoon/Thomson (D19-20) continues to have a significant market gap, but West (D22-24) continues to win the race.
