Ever since the announcement of the Cross Island Line (CRL), residents and property investors alike have been eagerly awaiting its completion. The CRL is set to dramatically improve connectivity across various parts of our country, making it an attractive feature for potential homeowners. But there’s more to this development than just improved accessibility. The CRL has also been a key factor in the anticipated rise in property prices near its stations. This latest property transaction in Ang Mo Kio is a prime example of that trend.
The recent sale of a 5-room HDB flat for a record-breaking S$1.3 million in Teck Ghee Vista is causing quite a stir. Although the sale hasn’t officially gone through yet, the Option to Purchase (OTP) has already been exercised, meaning it’s just a matter of time before it’s finalised.

Most expensive 5-Room HDB resale in Ang Mo Kio
Closed by Jayson Chan, ERA’s Senior Marketing Director, the property in question is located in Teck Ghee Vista, specifically at Block 310A on Ang Mo Kio Avenue 1.
The unit is situated on the 21st floor of a 31-floor project, placing it among the higher floors with unblocked views. Covering an area of 1,302 square feet, this flat was sold for S$1.3 million (S$998.46 psf), making it the most expensive 5-room HDB resale in the Ang Mo Kio estate. This sale is particularly notable as it also marks the second-highest HDB resale transaction in the entire estate.
Teck Ghee Vista is a sizable development with a long history, where the oldest buildings TOP-ed in 1977. Although the project itself is older, Block 310A, where this unit is located, was completed more recently in 2012. As such, the unit has approximately 87 years remaining on its 99-year lease.

Teck Ghee Vista and its promising future capital appreciation
Teck Ghee Vista has much to offer, and one of its most attractive features is its proximity to the upcoming Teck Ghee MRT Station (CR12). This underground station will be part of the Cross Island Line (CRL) Phase 1 and is located beneath Ang Mo Kio Avenue 6, at the junction of Marymount Road and Ang Mo Kio Avenue 1. The station is expected to be completed and operational by 2030.
Moreover, Teck Ghee Vista will have convenient access to the North-South Corridor, which will be accessible via Ang Mo Kio Avenue 6. The North-South Corridor is projected to be completed in phases starting from 2027. This means that in less than six years, Teck Ghee Vista will be well-connected to two major public transport lines, making it an even more desirable location.
According to Mr. Chan, the prospect of significant capital appreciation in the coming years was a major selling point for the buyers. The combination of the upcoming MRT station and the North-South Corridor was too good to pass up, which is why the unit was sold within just three weekends of being listed.
However, the location of the unit on the 21st floor also played a crucial role in sealing the deal. The high-floor unit offers unblocked views, excellent ventilation, and strong winds, which are highly sought after in the property market. Besides Teck Ghee Parkview, which has about 34 floors, Teck Ghee Vista is one of the tallest projects in Ang Mo Kio, adding to its appeal.
Another factor contributing to the high demand for this unit was the scarcity of 5-room flats in the area. Although the project doesn’t have the longest lease in the estate, its remaining lease is still within a healthy range for units that have met the Minimum Occupation Period (MOP) in Ang Mo Kio. As Mr. Chan pointed out, this combination of factors made the unit a rare find in the current market.

What amenities are around Teck Ghee Vista?
Teck Ghee Vista is currently about a 13-minute walk (or a 3-minute drive via Ang Mo Kio Street 31) from Ang Mo Kio MRT station (NS16). It’s also just a 5-minute drive via Ang Mo Kio Avenue 6 to Mayflower MRT station (TE6), giving residents multiple transport options even before the completion of the Teck Ghee MRT station.

When it comes to local food options, Teck Ghee Vista residents are well-served. Teck Ghee Court is just a 7-minute walk away, while Kebun Baru Food Centre can be reached within 10 minutes on foot. For grocery shopping, NTUC Fairprice at Block 215 Ang Mo Kio is an 8-minute walk away, and Sheng Siong Hypermarket at Block 122 Ang Mo Kio is just 10 minutes on foot.
For entertainment and retail shopping, there are plenty of options nearby. Junction 8 and AMK Hub are both within a 7-minute drive, while Jubilee Square and Bishan North Shopping Mall can be reached in about 8 minutes by car. Out of these 11 transactions, only three have crossed the S$1.3M threshold, and all of them occurred within the past few months. Notably, the S$1.3M sale at Teck Ghee Vista is the smallest among them, at 1,302 sqft. The other two units, which are over 1,800 sqft each, are larger because they are adjoined flats. These larger units were created through HDB’s Conversion Scheme, which allows homeowners to merge two adjoining flats into a single, more spacious home.
The most expensive sale in Ang Mo Kio to date is the 1,873 sqft adjoining flat at Block 422, Ang Mo Kio Avenue 3, which fetched S$1.32M, equating to S$704 psf. However, it’s worth noting that this flat has approximately 45 years remaining on its 99-year lease, as it was built in 1979.
The S$1.3M sale at Teck Ghee Vista is only S$20k less than the highest sale in the estate, which closed in early August. Earlier this year, another 5-room unit in the same block at Teck Ghee Vista sold for S$1.1M. This unit, also 1,302 sqft, was located on a lower floor (between the 10th and 12th floors), which likely accounts for the 18.18% lower price compared to the current S$1.3M sale.
If you’re considering purchasing a 5-room HDB resale flat in Ang Mo Kio, it’s important to know that not all units are priced at a million dollars. According to 99.co’s Researcher, the average price for 5-room units in the area in 2024 is S$867,560. In fact, based on the 35 listings currently available on 99.co, you can find 5-room units for as low as S$720k, with six listings even below the S$800k mark.
