About the site

Established in 1985, Kebun Baru Primary School held its ground until its merger with Ang Mo Kio Primary in January 2002, subsequently relocating to 20 Ang Mo Kio Avenue 3 in May 2002. 

Following the merger, the site assumed the role of a temporary holding location for various schools undergoing upgrades from 2010 to 2022. 

Demolition work on the former Kebun Baru Primary School building started in the third quarter of 2023.

Nicholas Mak, Chief Research Officer at Mogul.sg, mentioned a likelihood of a 99-year leasehold condominium project in the area due to the site’s size. 

According to Ms. Christine Sun, chief researcher and strategist at OrangeTee Group, the site’s location, near the Mayflower MRT station, opens the possibility of it being categorised under the Plus flat model if it is an HDB project.

When it comes to how tall the buildings will be, experts at Huttons mentioned that the private homes on the site might be as high as The Panorama, which has 20 floors.

They also pointed out that units in the project facing north will get a clear, unblocked view of the area. This could be appealing to those who currently own landed houses and are looking for a smaller home, maybe for themselves or their children.

Estimates suggest the site could yield approximately 750 condominium units or 500 to 550 HDB flats.



Regardless of whether the area will see an HDB flat or condo, one thing remains clear – the site is already considered a highly attractive location for new homes. The popularity of Ang Mo Kio as an estate, coupled with the limited availability of new housing options, further enhances the appeal of this upcoming development.
