The floor area of those houses vary from original 84 sqm to over 200 sqm, if they will get SERS, HDB need to compensate owners with lots of money, which will give owners too much profit compared with the price of a new HDB flat, which will be much smaller. Probably HDB is waiting until near end of lease when their market value will be lower.

I have a few predictions for sers. Here they are: Farrer Road. Although Blocks 1-8 Farrer Road are a stone's throw away from an MRT station, they only underwent Main Upgrading Programme in 1994 and nothing else. Besides, most blocks don't have their lifts stopping at every floor, which could mean this is a SERS site! A limitation however, is that Block 1 and 5 had an additional lift landing installed at the top floor (initially residents on top floor did not have direct lift access and had to climb down a floor) which slightly lowers the chance.
