You should NOT allow your agent to handle everything for you for the following reasons: (1) The CEA Code of Ethics that apply to licensed agent prohibit agents from discussing issues like "fair value", valuation issues and methodologies, indicative value vs market value vs fair value unless the licensed agent is also a licensed valuer. (2) Agents are "transaction-driven" i.e., no sale no income. For private property transactions agents act for the seller. The seller is often selling for a profit. It is easier for the agent to convince the seller to lower his asking price that to convince the buyer to pay a higher price because of limited funds and/or mortgage value. There is an inherent conflict for agents acting for the seller. Bottom line: Do your homework as the seller. Your agent should look for buyers but you as seller negotiate directly with the buyer on price. The agent can follow up after the price is directly agreed between seller and buyer.

We are being charged 1699 sgd +++ from our security deposit for reasons like the it's still dusty and one small graffiti done by my daughter for which they charged to paint the entire balcony nearly 550 sgd including touch up as the house is generally dirty let me explain how disappointing it was for us during our stay there First of all leakage issues caused the wall of the bedroom to become mouldy , you must have seen the condition of the wall when it happened, my wife used a hair dryer to dry out mould which then changed colour from green to yellow, which caused allergy issues to my wife, it took us months to understand why she was getting allergy frequently, we assumed it was pollens but she was getting allergy even in the non pollen months it was then that we discovered it must be the wall. Secondly the lekage from floor caused the rolling mattress which we specially made so that we could co sleep with our kids wet for 5 consecutive nights . As a result it lost its shape in middle and we had to throw it , we spent 300 sgd for making it but all in vain We also got constant complaints from the management, who kept saying that a lot water may get wasted due to leak which eventually must be borne up by us and this was also creating leakage in the unit below us and the person living there came knocking at our door often The owner rectified the problem only later after the damage was already done We never used to show this room to any of our friends as we're embarrassed about wall The living room tiles were loose and used to make clicking noise , for covering it the owner provided a carpet , which was of low quality and attracted dust, we had to use our own carpet later The final blow was the kitchen hob , I still wonder is it even possible to break like that and it was only God's grace nothing untoward or bad happened as nobody was around The only reason we wanted an extension for a year was our younger kid was studying in kindergarten where the teachers were very kind and helpful and my child got used to them When I asked for extension in October, the owner didn't reply for almost a month, we assumed he may give us a positive reply as he was taking a long time and stopped looking for new home but when he told us move out in December we hurriedly found our new home but asked gor extension for just 10 days and then after speaking with our current owner who was kind enough to understand our urgency gave us the key 5 days earlier . Your client/owner asked pro rate rent for 4500 sgd but before we could make payment, you forwarded a message saying he wanted us to move to hotel with kids and luggage is it even possible? I think we do not deserve such treatment as we always paid our rent on time We even paid the pro rate amount in the month of December itself. Hope nobody else faces this situation We are still waiting for our security deposit
