According to the Urban Redevelopment Authority (URA) flash estimate for Q4 2022, private residential property prices are still on an upward trend, albeit at a slower pace. While the recent estimated quarter-on-quarter increase was just 0.2%, prices are predicted to have increased by 8.4% year-on-year (YoY); comparatively, for 2021, prices grew 10.6% YoY.

Freehold vs Leasehold Condos in Singapore
There are three types of condos in Singapore: freehold, 99-year leasehold and 999-year leasehold. For the last option, it’s usually taken to be as good as freehold because well, 999 years is a really long time. For this article, we’ll just focus on the broad categories of freehold (including 999-year) and leasehold.
1. Leasehold Duration
The most obvious difference between freehold and leasehold condos is that freehold condos can be held in perpetuity while leasehold condos can only be held for as long as the lease is in effect. In short, there’s a countdown timer that’s slowly ticking down for leasehold condos. This countdown timer could greatly affect the property’s market value.
Freehold properties in Singapore are commonly thought of as being yours forever to pass down to generations to come. Consequently, they are perceived to and usually carry a higher market value/rental yield than their leasehold counterparts.
2. Cost of Property
But it’s not all roses for those who own freehold properties. For instance, a freehold condo is likely more expensive than its leasehold counterpart. For a property in a similar location, of a similar size and so on, a freehold condo might be 15% more expensive.
Increasing interest rates and borrowing costs means owning a freehold condo can translate to a substantial financial commitment.
3. Maintenance and Available Facilities
Your freehold condo could also fall victim to age, which means you may need to spend more on maintenance and repairs.
In addition, with more leasehold condos popping up near malls or MRT stations, your ‘ulu’ (remotely located) freehold property’s value might drop thanks to its less-than-stellar location.
4. Rental Yield
Plus, if you’re renting out your property, do your tenants even care about your condo’s freehold status? When searching for a home to live in, it’s likely all they’re looking at is price, location and comfort.
Imagine you paid 15% higher for a freehold condo; that higher price could affect your rental yield.
Freehold Status May Not Be Forever
Additionally, just because the condo is freehold now, doesn’t mean it will remain freehold forever. As we know, Singapore is small and our only constant is change.
Now, with the rapid redevelopment of the island with projects such as the North-South Corridor, new MRT lines like the Thomson-East Coast line and even building more high-rise residential projects for our growing population, your freehold condo might just need to make room for whatever’s coming up.
It might also be subject to en-bloc sales. Sure, you could be compensated for your home, but you’ll need to go through the hassle of finding a new forever home.
Freehold condos, though fewer than leasehold condos, are less of a rare Pokémon than you may think. You just need to know where to look.

Completed in 2013, Suites @ Shrewsbury in District 11 has just 15 units and five floors. Its facilities include a swimming pool, jacuzzi and pool deck, as well as a poolside barbeque terrace for chill weekends with friends and family.
It’s also a draw that this freehold boutique condo is close to key areas such as the Orchard Road shopping belt, malls (Novena Square), hospitals (Thomson Medical Centre) and choice schools that include Joseph’s Institution (Junior) and Farrer Park Primary School.

2. Central Imperial
Completed in 2015, Central Imperial is easily recognised by its exterior facade, a unique lattice/basketweave design. This freehold condo has 63 units over eight storeys with a swimming pool and gym.
Residents here have the luxury of choice when it comes to amenities, especially dining options. They’ll enjoy good food from stalls at the Old Airport Road Food Centre, eateries around the Geylang area, and trendy cafes from the nearby Joo Chiat area.
Aljunied MRT station is just a 10-minute walk away. Mountbatten and Kallang MRT stations are also within a 1km radius, connecting residents to the Circle and East West Lines.

This means that amenities such as NEX mall, Kovan Sports Centre, as well as schools (Paya Lebar Methodist Girls’ School and DPS International School) are within easy reach.
Prices start at $638,000 for a one-bedder unit (366 sq ft) and go up to $1,750,000 for a three-bedder (1,398 sq ft) that can comfortably house a bigger family.

4. Laurel Tree
Recently completed in 2021, Laurel Tree is a sparkling new freehold condo gem in District 23, on Hillview Terrace. With 70 residential units over 10 floors, residents enjoy the green surroundings (parks include Bukit Batok Town Park and Bukit Batok Nature Park) in this tranquil enclave, which is primarily landed housing.

Enjoy a blend of living in nature and city conveniences; Eastwood Regency is also close to key work/study districts such as Changi Business Park and the Singapore University of Technology and Design (good rental yield is a possibility as well).

7. Parc Elegance
Completed just a decade ago, Parc Elegance is a 161-unit freehold condo at Telok Kurau Road in District 15 that has a barbecue area, function room, playground, swimming pool and gym all within the compound.
Kembangan MRT station on the East West Line is just eight minutes’ walk away, and the many bus services nearby will take residents to the vibrant Katong enclave, East Coast Park, the airport, and Downtown area.
A studio unit in Parc Elegance starts at $680,000 (398 sq ft), and one-bedders are priced from $800,000 (506 sq ft). There’s even a two-bedroom unit currently listed at $978,000 (549 sq ft).

8. The Interweave
Make yourself at home at The Interweave, a conveniently located freehold condo at Kim Keat Road, in District 12. Completed in 2015, this 21-storey project has a total of 169 units. From here, it’s easy to access various amenities that include the St Michael’s Terminal bus station, Curtin Singapore, Shaw Plaza and Chung Hwa Free Clinic.
The Orchard Road shopping belt is also a quick drive away. For parents, schools in the area include Hong Wen School, Northlight School, Bendemeer Secondary School, Balestier Hill Primary School and the Global Indian International School.

9. Viva Vista
Viva Vista is exactly where you’d expect it to be, in Buona Vista. It was completed in 2014 with 144 total units over a wide, five-storey block. Residents living here can enjoy the best of what Singapore’s West Coast has to offer, such as nature found at Kent Ridge Park, hiking trails and more.
The National University of Singapore and other international schools are also close by, plus for those who simply don’t wanna go too far, Viva Vista is even connected to a shopping centre and is just a 5-minute stroll from Haw Par Villa MRT station.

The Promenade @ Pelikat is a pretty outstanding mixed development in the Hougang area (District 19). Since its completion in 2016, the commercial side has been filled with interesting businesses, from wellness studios to dining options.
Meanwhile, on the residential side, there are 164 units over three storeys. It’s a win-win situation, as residents need not travel too far (especially if it’s raining heavily or too hot outside) to get their necessities or even for a spot of shopping or wellness hour; while businesses within the building have regulars that are literally neighbours.

Located at Lorong K Telok Kurau in District 15, this freehold condo has just 74 units across five storeys. Relax in the pristine waters of the condo pool (there’s a swimming pool, reflective pool, as well as pool deck area, indoor/outdoor gym, children’s play area, leisure sitting lawn, pavilion and leisure path). The project was completed in 2016 with 10 storeys and a total of 193 units. Natura @ Hillview is located at Hillview Terrace in District 23 on the west side of Singapore. Nearby schools include Keming Primary School, Lianhua Primary School and Hillgrove Secondary School.
Units here are an affordable $699,000 for a one-bedroom unit (452 sq ft), and there’s even a one-bedroom penthouse (904 sq ft) going at $990,000.
