Does heavy stained marked on mattress consider as wear and tear? Tenant stayed in the room for 3+ years and we noticed the heavy stained on mattress after they have moved out. Those stained were not there previously but tenant said it was there but didn't informed after moving in (but have reported some defect/condition which we have noted). Can we claim the cost of either mattress stain cleaning (min 130+ up) or replacement of mattress (at reasonable cost) from the tenant's deposit? Thanks
