Details of the next HDB BTO launch has been announced. In November 2022, about 9,500 units of BTO flats will be offered in five estates, including mature estates Kallang/Whampoa and Queenstown, and non-mature estates Bukit Batok, Tengah and Yishun.

All eyes are on the launches in mature estates Kallang/Whampoa and Queenstown, which could be classified under the Prime Location Housing (PLH) model. These launches are in desirable city fringe locations and all enjoy very good MRT connectivity.
The projects in non-mature estates, which include Bukit Batok, Tengah and Yishun, are less desirable in terms of location but with the Government’s plan to have all homes within 10 minutes of an MRT station by 2030, this looks set to improve. If you’re willing to accept the minor inconvenience for a few years, then these flats are ideal as they are much more affordable. Bukit Batok, in particular, enjoys decent public transport connectivity with an MRT station within walking distance, and could thus offer a happy medium between price and convenience.

Bounded by Bukit Batok West Avenue 2 and Bukit Batok West Avenue 5, the Bukit Batok BTO project will consist of about 790 units of 2-room Flexi, 3-room, 4-room and 5-room flats.
The BTO site is located about 10 minutes’ walk from Bukit Gombak MRT station, which is located a stone’s throw from Little Guilin and the Bukit Gombak ActiveSG Stadium, making it ideal for those who enjoy the outdoors.
There is a large number of primary and secondary schools in the area, which makes it a convenient choice for families with children.
This BTO project offers decent public transport connectivity at a relatively affordable price. The availability of all flat types from 2-room Flexi to 5-room makes it suitable for households of all sizes and could be particularly attractive to those with work-from-home arrangements that do not require much commuting to the CBD.

The Kallang/Whampoa BTO site is located on the city fringe at the confluence of Lorong 1 Geylang and the Kallang River, right next door to Kallang MRT station, and will consist of about 470 3-room and 4-room flats. There is a good chance that this launch site will fall under the PLH scheme.
It enjoys an attractive city fringe location with excellent public transport connectivity. Kallang MRT station is right at the BTO site’s doorstep, with the bus interchange nearby. Lavender MRT station is about 15 minutes’ walk away, and Bendemeer MRT station and Geylang Bahru MRT station are about 17 minutes’ walk away.
Thanks to the proximity of the Kallang sporting precinct, there is an abundance of sporting and recreational amenities in the area, including the Singapore Sports Club and Kallang Squash and Tennis Centre.
Only 3-room and 4-room flats are available in this launch, and there are not many schools in the area. This makes the Kallang/Whampoa launch more suitable for smaller households without kids who can afford to pay more for an attractive location.

Queenstown November 2022 HDB BTO Map (Commonwealth Avenue West)
There will be three launches in Queenstown, including one bordered by Commonwealth Avenue West and the Ulu Pandal Canal, with popular lifestyle enclave Holland Village located about half an hour’s walk away.
The launch will consist of about 1,330 units of 3-room and 4-room flats and will be located right across the road from Dover MRT station. There is a chance this launch will fall under the PLH model.
There is an abundance of prestigious schools and tertiary institutions in the area including ACS (Independent), Fairfield Methodist School, Singapore Polytechnic, SIT and NUS. While this makes it convenient for parents with kids, the launch is limited to 3-room and 4-room flats, so larger households with multiple kids might have to look elsewhere.
Dover MRT station is right across the road from the BTO site, with Buona Vista MRT located about 19 minutes’ walk away. While not exactly on the city fringe, the BTO site is easily accessible from the city centre via a direct MRT line or Commonwealth Avenue West.

The second Queenstown launch will consist of about 960 units of Community Care Apartments, 3-room and 4-room flats, about 16 minutes’ walk from Queenstown MRT. Although further away from the MRT, this launch is still in the ever-popular Queenstown neighbourhood, so there is a chance it may still fall under the PLH model.
Located at the confluence of Portsdown Avenue and Queensway, the BTO project will be located near lots of well-loved amenities such as sports-themed Queensway Shopping Centre, IKEA Alexandra and Alexandra Village Food Centre.
There are not so many schools within close walking distance, and only 3-room and 4-room flats are available. Thus, the BTO project could be more suitable for elderly residents or smaller households that prioritise location.

With good connectivity to the city centre and a wide variety of elite schools and tertiary institutions in the area, it is ideal for small households or couples without kids who are willing and able to pay more for an attractive location.

About 2,070 units of 2-room Flexi, 3-room, 4-room and 5-room flats will be available in the Tengah launch, making this the largest launch of the BTO season. It will be located within walking distance of two future Jurong Region Line MRT stations, including one which will be right at its doorstep, Hong Kah, opening in 2027, and Tengah Plantation, opening in 2028.
As Tengah is still being developed into a residential estate, all the amenities in the area are currently under construction. It is likely to be most popular amongst young families looking for an affordable BTO flat and who do not mind waiting for the neighbourhood to grow and develop.

There will be three BTO launch sites in Yishun. All of them will be bordered by Yishun Avenue 1 and Miltonia Close. Connectivity is not this site’s strongest suit, as the nearest MRT station Khatib is about half an hour’s walk away.
The BTO sites will be located near Yishun Dam and Orchid Country Club, making them ideal for those who are looking for a quiet residential area close to nature.
Units across all flat types from 2-room to 5-room are available in this launch, so it is suitable for households of all sizes who are looking for an affordable flat and are fine with its distance from the city centre and lack of public transport connectivity.
