To many, owning a landed property is a sure sign you’ve ‘made it’ in Singapore. A house is the ultimate status symbol, with the wealthiest residents living in huge, multi-storey compounds with sprawling gardens.
According to the PropertyGuru Property Market Index Report Q1 2022, landed property prices have been rising for eight straight quarters. More specifically, in 2021, landed property prices rose 13.3%, exceeding the rise of 10.6% in overall private home prices.
The increase in demand for bigger homes brought about by the enduring work from home arrangements and record-high transaction volumes of Good Class Bungalows (GCBs) likely contributed to the reasons why landed property prices are on the uptick.

Cheapest Landed Property in Singapore: Why Are These Landed Properties So Cheap?
And there you have it, actual proof that landed properties can be as affordable as condos! You must be thinking: something’s definitely got to give, especially when you’re on such a tight budget, right? That’s true to a certain extent, but they’re all pretty minor in our opinion.
Firstly, you’ll notice that these landed homes are all terrace houses, which is the smallest type of landed property. While this may matter to some in terms of “face”, if you’re talking about practicality, it’s more than enough living space for even a three-generation family.
Secondly, these landed homes are 99-year leasehold properties. That’s unsurprising, as freehold (and 999-year) properties that are this spacious usually cost way more. That said, it’s not impossible to find freehold or 999-year leasehold units at this price point if you only look hard enough.

Lastly, the more affordable landed properties are usually located in the Outside Central Region (OCR) and further away from the CBD and downtown areas. However, most of these featured properties are at least within minutes of an MRT station, which makes them reasonably accessible.
Buying Landed Property in Singapore
On a final note, when shopping for landed properties, be sure to look out for the remaining lease and condition of the home. While some landed home listings can be as cheap as under $1 million, they usually come with a catch. Usually, they either have only a few years left on the lease or are extremely rundown and require major (and very costly) renovations.
