One of two land parcels (Parcel A) at Clementi’s Pine Grove, which was on the reserve list for the Government Land Sales (GLS) programme, has been launched for tender by the Urban Redevelopment Authority (URA).
Located at the junction where Ulu Pandan Road and Pandan Valley Road meet, Parcel A is adjacent to Parcel B, and has a site area of 22,534.7 square metres (242,561 sqft). With a maximum gross floor area of 47,323 sqm (509,381 sqft), it can potentially yield up to 520 residential units within a maximum building height of 153m SHD (Singapore Height Datum).
Both Parcels A and B have land tenures of 99 years and were previously the home of Nexus International School. The campus moved to Aljunied in January 2020.
With the tender launch for Parcel A, it is expected that developers will be heavily contesting to secure this site, since it is near to a variety of schools, including Henry Park Primary School, Nan Hua High School, the School of Science and Technology, NUS High School of Mathematics and Science, and Singapore Polytechnic.
Not only that, the location is ideal and convenient due to its accessible links to the Ayer Rajah Expressway and main roads like Ulu Pandan Road and Clementi Road. Both Clementi and Dover MRT stations are less than 1km away as well.
The area is currently surrounded by private condos like Pine Grove, Astor Green and Pandan Valley, and flanked by Dover Forest to the south and Clementi Forest to the north.
Once developed, residents can expect lots of retail and F&B options from nearby The Clementi Mall, Grantral Mall @ Clementi and Clementi Avenue 2 Market & Food Centre. For recreation, there’s the upcoming Clementi Nature Trail, which will run along Ulu Pandan Park Connector and connect back to the Rail Corridor.
