Three out of five estates in the May 2022 BTO launch are mature towns, which means that bargain-hunters will not have too many options. Prices are not out yet, but the most affordable launch site will probably be Yishun.
The upcoming Yishun BTO launch, which comprises 380 2-room flexi, 4-room and 5-room flats, will occupy a fairly central location in the estate, within walking distance of Yishun MRT, Yishun Bus Interchange and the area’s main mall, Northpoint City.
In other words, although residents will be living in a surburban neighbourhood, they will enjoy reasonably good connectivity to the city centre. This could potentially offer a decent compromise between cost and location. Read on to find out more.

The May 2022 Yishun BTO project will be located along major road Yishun Avenue 2, which leads to Yishun MRT and Northpoint City. It will be bounded on the other sides by Yishun Avenue 2, Yishun Central 1 and Yishun Central 2.
Despite Yishun being one of the farther-flung neighbourhoods in Singapore, residents will find their commuting time mitigated by the convenient location of the BTO site about 9 minutes’ walk from Yishun MRT and Bus Interchange. Yishun MRT offers a direct connection via the North South Line to Raffles Place in 35 minutes.
The BTO site is also located very near to quite a few amenities, including Yishun Swimming Complex, Yishun Community Hospital, Khoo Teck Puat Hospital and the scenic Yishun Pond Park and Yishun Park.
The Khatib-Bongsu Park Connector runs right by the BTO site, and can take runners and cyclists all the way to the sea in the Sembawang area. Hence, the location is actually ideal for those who like to spend time outdoors.

The Yishun launch will probably be the most affordable one in the May 2022 BTO exercise. As Yishun is a non-mature estate quite a distance from the city centre, flats there are usually quite easy to ballot for, although the proximity to Yishun MRT and the fact that there are only 640 units up for grabs might make competition a little stiffer this time round.
With only 2-room flexi, 4-room and 5-room flats available, the Yishun launch is likely to appeal to families with kids and larger households. You should budget over $400,000 for a 4-room flat.
HDB’s resale statistics for Q4 2021 indicate that the median resale price for 4-room and 5-room flats was $440,000 and $550,000 respectively, indicating decent capital gains after the expiry of the 5-year Minimum Occupation Period (MOP).

Although the Yishun BTO flats are likely to be reasonably priced, you should still budget for your new home before balloting.

For the purposes of the above illustration, we’ve used an interest rate of 2.6% and an LTV of 85%, adjusted in accordance with the Dec 2021 property cooling measures, in the HDB loan example. For the bank loan example, we’ve used a 1.6% interest rate and LTV of 75%.

Good Connectivity via Yishun MRT and Bus Interchange
Yishun’s distance from the city centre is mitigated somewhat by the good connectivity of the BTO site. It is located about 9 minutes’ walk from Yishun Bus Interchange and Yishun MRT station, which is on the North South Line and thus connects directly to MRT stations like Raffles Place in the CBD and Orchard, with no line changes required.
Easy Access to Yishun Park, SAFRA Yishun and More
The Yishun BTO project is located within easy walking distance of two sprawling parks—Yishun Pond Park, which has a scenic water body and observation tower, and Yishun Park, which is home to many playgrounds and fitness corners, making it ideal for families with kids and sports lovers. SAFRA Yishun is located within Yishun Park and has attractions such as a Canopy Walk.
Near Yishun Park Connector and Khatib Bongsu Park Connector
The Yishun Park Connector and Khatib Bongsu Park Connector run right past the BTO site, taking users through many of the neighbourhood’s most scenic areas, including Yishun Park. The Khatib Bongsu Park Connector also connects in under 20 minutes by bicycle to Sembwang Park on the north shore of Singapore, giving residents easy access to the sea.

The BTO project is located an easy walking distance from numerous schools, including Northland Primary School, Naval Base Secondary School, Chung Cheng High School (Yishun) and Yishun Innova Junior College, making it convenient for families with kids.
