The Beaumont, a cul-de-sac residential development opposite TripleOne Somerset within the Orchard Road residential area, has been launched for collective sale with a guide price of $478 million, revealed exclusive marketing agent Savills.

Including the development charge of about $44.36 million, the land rate works out to $2,496 per plot ratio (ppr). After factoring in the 7% bonus gross floor area (GFA) for balconies, the development change increases by $17.3 million, reducing the land rate further to $2,410 ppr.

Situated at 145 and 147 Devonshire Road, the freehold development in District 9 comprises a five-storey and a 10-storey tower. It occupies a 74,739 sq ft site that is zoned for “Residential” use under the 2019 Master Plan with an allowable gross plot ratio of 2.8 and height control of up to 36-storeys.

As such, the site could be redeveloped up to 277 units averaging 70 sq m each.

A two-minute walk to Somerset Road MRT station, the development is near various medical facilities and recreational amenities including Mount Elizabeth Hospital, Paragon Medical, Camden Medical, The American Club, Tanglin Club and the Singapore Botanic Gardens.

It is also close to educational institutions, such as ISS International School, River Valley Primary, Chatsworth International School, Eton House International School and Anglo-Chinese School (Junior).
