Freehold landed development Dublin Lodge has once again been put up for sale via expression of interest (EOI) at a lower sale price of $65 million.
The District 9 development was previously put up for sale in February, with the reserve price pegged at $67.55 million.
Estimated to be about 35-years old, the development is situated on a private cul-de-sac at Dublin Road. It currently has eight strata terraces with floor areas of between 238 sq m (2,562 sq ft) and 240 sq m (2,583 sq ft).
Dublin Lodge occupies a 2,510.2 sq m (27,020 sq ft) site that is zoned for residential use under the 2019 Master Plan. It is also within the two-storey mixed landed area.
Marketing agent Cushman & Wakefield said the site could be redeveloped into a single-detached house or be subdivided into 10 individual terraces, subject to the approval of relevant authorities.
“This is a compelling opportunity to acquire a charming asset as landed housing opportunities at the fringe of Orchard Road are few and far between,” said Christina Sim, Director of Capital Markets at Cushman & Wakefield.
“Its prime central location, freehold tenure and most of all, its coveted address will be highly sought after.”
Notably, Dublin Lodge is near Somerset MRT Station and is a 10-minute drive to the Central Business District (CBD).
Sim added that since all eight owners have agreed to the sale, there is no need to apply to the Strata Titles Board for a sale order.
The EOI exercise for Dublin Lodge closes on 4 January 2022.
