Rex Tan: Changing the property game with a new app and team direction

Rex Tan, Chairman of the Agency Development Committee of Huttons has gone on to break new records as he leads with the priority of putting his team first. After making a strategic decision to shift his team’s structure and vision, they’ve experienced a drastic boost in sales from 40 million, to 90 million over the past year.

During this strategic shift, he shared how it was the greatest thing that happened to his team as he worked together with the founders to engage various structural changes. Till date, he is constantly on the lookout for new opportunities for his team to grow and teases about the launch of a new, team-exclusive application that could change the property game entirely.

Establishing more channels for communication

As the Covid period proved a challenging period for many agents in Singapore, Rex saw it as an opportunity to seek new ways to keep communication high amongst his team.

Amongst the many new initiatives made, Rex established clearer channels of communication amongst his team to ensure higher frequency to touch base with every one of his agents on a daily basis. To encourage direct communication, he created 6 main chat groups where team members are able to interact with one another or discuss resources Rex would often share in each of them.

Within these groups, he would encourage agents to share how they have successfully generated leads, faced setbacks and also express their gratitude every time they closed a deal. With the culture of open communication, not only can every agent be promised a sense of camaraderie, but also feel motivated to continue hustling on. Even if a new agent might not be open to sharing, they will still be able to access extensive market updates and find out what is happening on the ground where they can learn how to think a few steps ahead. Overtime, it has become so deeply ingrained into every team member to watch out for one another, while enjoying equal opportunities to access educational resources regardless of being a new or old agent.

Strategically thinking ten steps ahead

Apart from structural changes, Rex decided to engage in a team identity change in hopes to set themselves apart even more amongst a highly saturated and competitive property market. Since then, he has created new curriculums where every agent will be taught not only how to engage with clients, but also direct contact with developers to learn about new upcoming project launches and first hand information before hitting the market. Rex comments, “Our goal is to set a trend, not follow a trend.”

With every team member now being well equipped to tend to every client via exclusive project information at hand, it has given the team a significant confidence boost. Subsequently, the team has experienced a surge in agents who are now even more than willing to go above and beyond for their clients to help them make the best decisions to achieve their property goals. To take things another step further, Rex has also put into place an extensive training programme where both new and experienced agents are taught how to retain their leads, with clear practices on what to do and how to keep them warm for up to 6 months.

Through these new team changes, Rex gleams with pride as he shares how many experienced agents have gone on to push themselves past their own limits and have seen success over the past year. Till date, with his strong leadership skills, Rex has led his team to becoming the undefeated champion of taking the number one team with the highest sales, over the past consecutive years.

Top-down influence when building a strong team culture

Rex Tan Division (RTD) is founded by Rex and his close friends. From the very beginning, their close relationship proved a strong competitive advantage against other teams. Building a new app that will change the property game

With many new initiatives in place, Rex teases an upcoming launch of an application that aims to break the sales cycle between an agent and a consumer.

During the pandemic, he realised a change in consumer behaviour where consumers were more inclined to engage in research, prior t meeting a property agent. From there, he embarked on a journey to build a new application that would allow agents to share a personalised link with their clients, to give clients access to extensive data and reports related to the property of their interest. By empowering the client, Rex believes that agents can not only provide even greater value but also ensure that the consumer is able to have full transparency and as a result, make better property decisions. As such, Rex hopes to transform the sales funnel that prioritises the consumer even more – something that has never been done before in the property industry.

Furthermore, the new application will include a much more detailed calculator where consumers are given the option to key in personal details such as their name, monthly income, monthly installments and others, directly on their own. This promises the consumer full privacy before reaching out to their agent who will then dive into deeper analysis and guide each client to finding their perfect home.

With this new promising launch, agents will always be able to think a few steps ahead and provide the best value for their client, while maintaining credibility through automated reports provided via their own personalised links.
