HDB executive maisonettes are a rare breed in Singapore’s property market. Essentially two-storey HDB flats, they are no longer in production, having been (somewhat) replaced in 1995 by the executive condominium scheme (EC).
Ranging between 1,527 sq ft to 1,700 sq ft, maisonette flats come in a few types: five-room maisonettes, executive maisonettes and penthouse maisonettes. If you’re looking for an HDB maisonette, they can mostly be found in mature estates such as Ang Mo Kio, Bishan, Bedok, Bukit Batok, Bukit Panjang, Choa Chu Kang, Hougang, Pasir Ris, Queenstown, Serangoon and Sembawang.
How Are HDB Executive Maisonettes Designed?
Aside from being significantly more spacious than regular HDB flats, executive maisonette flats feature unique designs that set them apart and make them highly covetable.
The bedrooms are located on the upper floor while the living and dining area is located on the lower floor, ensuring plenty of privacy. They also typically have three bathrooms and balconies. As their name indicates, penthouse maisonettes are located on the highest floor and come with an open terrace with views of the surroundings.
With more space to live in, it’s no wonder HDB maisonette flats remain in demand among home-buyers, with a significant number of executive maisonettes among the HDB flats that transacted for $1 million or more. That said, with careful searching on PropertyGuru, it’s possible to find a handful going for less than $650,000.
More space also means more room to let your creative side out in designing your desired home. Need design inspiration for your abode? Check out our round-up of six beautiful maisonette flats for your home renovation project.

The interior is dominated by sleek materials like steel and concrete, in neutral colours like white, taupe, and grey. To break up the monotony, there are splashes of black as a bold accent, such as in the sliding doors and ceiling track lights. Even the bathroom gives off five-star hotel feels.
To top it all off, this HDB maisonette is located in the desirable city fringe district of Balestier. Located between Toa Payoh and Novena MRT stations, it’s just minutes away from town by either car or MRT. Snap it up before someone else does.

In addition to lighting up the space, the abundant natural light also draws the eye to the colours and textures throughout the HDB maisonette, from the shaggy carpet to the marbled bedlinen to the lime green kitchen counters. The overall effect is playful and exuberant, yet calming at the same time.

The centrepiece of this HDB executive maisonette is the stunning, modern light fixture hanging over the staircase. (A little reminiscent of the Kinetic Rain sculpture in Changi Airport, don’t you think?) It’s probably not something you can pull off in a regular, single-storey HDB flat!
Light fixtures aside, this HDB maisonette is tastefully decked out with plush greys, dark wood, and lots of masculine steel and glass. We particularly like the wine and spirits bar tucked away under the stairs. Lit by recessed lights, it feels more like a sophisticated cocktail bar than an HDB flat.
This HDB maisonette is also one of the most spacious you can find in Singapore, with a whopping five bedrooms. Although not walking distance to any MRT station at the moment, it will become a lot more accessible when Serangoon North MRT on the Cross Island MRT line is completed in 2030.

With no shortage of space, an HDB maisonette like this allows a young family to fully indulge in their hobbies and interests. They’ve even converted one of the bedrooms into a gym cum cat room.

Though undoubtedly high-maintenance, this HDB maisonette shows us how visually impactful an all-white, minimalist interior can be. With its colours and textures pared down to the bare minimum, the stark white living room looks simply massive, akin to that of a sprawling landed home.
The all-white theme continues into the kitchen, where the sleek lines and brushed chrome kitchen fittings invite you to don your best lab coat and conduct culinary experiments.

Ever wanted to live in a rustic log cabin in, say, the Canadian Rockies? Looking at the jaw-dropping living space in this HDB maisonette, it’s hard to believe this home is in a Pasir Ris HDB estate. This all-wood treatment might make a regular HDB flat feel claustrophobic, but in an ultra-spacious executive maisonette like this, it only feels cosy.
The adjacent dining space is no less flamboyant. Its bold green textured walls (and ceiling!) evoke lush forests, while the rough-hewn wooden table echoes the log cabin aesthetic in the living space.
Unlike living in an actual mountain lodge, this HDB maisonette offers much more convenience. Just five minutes’ walk away is Pasir Ris MRT station and White Sands shopping mall, where you can find all manner of amenities and modern comforts.
