A portfolio of nine villas at Oei Tiong Ham Park Residences in District 10 has been put up for sale with a guide price of $2,500 per sq ft (psf), revealed exclusive marketing agent CBRE.
Located at 29 Oei Tiong Ham Park within one of Singapore’s 39 designated Good Class Bungalow (GCB) Areas, the freehold villas have an area of between 3,401 sq ft and 5,888 sq ft. Each unit features 4- to 5-bedrooms, a private lift, two parking lots, a private garden, a pool as well as premium-branded fixtures and fittings at the bathrooms and kitchens.
CBRE noted that the villas are being sold individually or collectively and that Additional Buyer’s Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) will apply.
Linda Chern, Head of Residential Services for Singapore at CBRE expects the luxury villas to receive keen interest, noting that they present ultra-high net worth individuals (UHNWIs) and investors with a rare opportunity to acquire a freehold property within Singapore’s prime GCB areas.
“As foreigners can’t readily purchase landed properties in Singapore, this residential development provides them with an exception – what’s more, amidst a coveted GCB locale,” she noted.
A five-minute walk to Holland Village MRT station, Oei Tiong Ham Park Residences is a 10-minute drive to Botanic Gardens and is easily accessible via the Ayer Rajah Expressway.
