Nov 2021 Choa Chu Kang BTO Review: Walking Distance to Amenities

The November 2021 Choa Chu Kang BTO launch is the smallest launch with only 60 units of 2-room Flexi units available. Similar to the assisted living flats in the February 2021 Bukit Batok BTO launch, the flats will likely be designed to cater the elderly. So let’s see what the flats have to offer.

The November 2021 Choa Chu Kang BTO flat will be located at the intersection between Choa Chu Kang Street 62 and Choa Chu Kang North 6. 

With only 60 2-room Flexi units available, the flats will be catered for seniors. Further proof of this is that a proposed polyclinic, kidney dialysis centre, hawker centre, and community club will be integrated with the residential units. That being said, singles or single parents may also appreciate the area thanks to the number of amenities and schooling options around.

Yew Tee Point and Yew Tee Square are right next to the BTO flats, and Yew Tee MRT station is close by. The station is just a stop away from Chua Chu Kang MRT/LRT station located at the heart of Choa Chu Kang town, where there’s Lot One Shoppers’ Mall, Keat Hong Community Club, Choa Chu Kang Bus Interchange, and Choa Chu Kang Centre, among others. 

Choa Chu Kang MRT station will also be an interchange station on the upcoming Jurong Region Line (JRL), which will connect to areas like Tengah, Jurong West, and Choa Chu Kang West.

Aside from that, amenities such as Yew Tee Park, Yew Tee Town Centre, and Yew Tee Community Club are all within 500m, and schools in the area include De La Salle Primary School, Regent Secondary School, Kranji Primary School & MK@Kranji, Kranji Secondary School, Unity Primary School, Unity Secondary School, and Yew Tee Primary School.

Prices of the Choa Chu Kang BTO flats will only be released when the sales launch is announced. However, we can take a rough estimate based on prices of 2-room Flexi units at the previous BTO launch at Keat Hong Verge in August 2020

Excluding grants, prices of 2-room Flexi units started from S$99,000. Based on data from data.gov.org, the most expensive 2-room unit sold in Choa Chu Kang over the past year was S$290,000, while the lowest was S$218,000. 

Considering that the starting price for a 2-room Flexi unit in the Choa Chu Kang BTO launch is almost three times cheaper at S$99,000, buyers would be getting the most out of their money.

On the other hand, a 2-room Flexi flat in the assisted living flats at West Hill @ Bukit Batok in February 2021 were priced from S$101,000 onwards, which isn’t that far off from the last BTO launch in Choa Chu Kang.

Walking Distance to Amenities

One of the key attributes of the Choa Chu Kang BTO flats in November 2021 is the amenities around the flats. Yew Tee MRT station, Yew Tee Point, Yew Tee Square, Yew Tee Community Centre, and Yew Tee Park are all within a 5-minute walk. Meanwhile, a proposed clinic, kidney dialysis centre, hawker centre, and community club will also be integrated with the flats. Therefore, future residents do not need to venture far for amenities.

Additionally, Yew Tee MRT station is one station from Choa Chu Kang MRT, where more amenities are available.

Good Schooling Options in the Area

For single parents eyeing a flat, the flats’ close proximity to schools in the area may be a good thing. De La Salle Primary School, Regent Secondary School, Kranji Primary School & MK@Kranji, Kranji Secondary School, Unity Primary School, Unity Secondary School, Regent Secondary School, and Yew Tee Primary School are all within walking distance or a short bus ride away.

 

Conclusion: Are These Choa Chu Kang BTO Flats Worth Balloting for?

The November 2021 Choa Chu Kang BTO flats are ideal for seniors looking to downsize or singles looking to live around amenities that are within a hair’s breadth away. 

Moreover, the 2-room Flexi units will likely be the most affordable flats in November’s BTO launch. Based on 2-room Flexi prices in the previous BTO launch in Choa Chu Kang, they’re almost 3X more affordable than resale flats in the area.

  • Amenities are within close walking distance
  • Good number of schools in the area
  • Affordable price

Cons:

  • Only 60 units of 2-room Flexi flats available
  • Far from the CBD

Despite being the smallest BTO launch project in November, the Choa Chu Kang BTO flats are among the best in terms of amenities available. Not only is it within a stone’s throw away from Yew Tee MRT station and malls, but the flats are also within close walking distance from schools, parks, and eateries. Moreover, a proposed clinic, kidney dialysis centre, and hawker centre will also be integrated, which will benefit future residents.

As such, the flat will likely cater to seniors and singles (including single parents) who appreciate the amenities and convenience in the area. Not only that, but prices are also expected to be affordable, and buyers may also utilise the various CPF Housing Grants available to further offset the cost.

Can Singles Buy 2-Room Flexi Units?

Yes, singles may buy 2-room Flexi units in a non-mature estate. You must be at least 35 years old and have a monthly income of not more than S$7,000. 

Can Single Parents Buy 2-Room Flexi Flats?

Yes, single parents, which includes divorced, widowed, and unmarried parents, may buy up to a 3-room BTO flat in a non-mature estate, or a resale flat. 

Under the Assistance Scheme for Second-Timers (ASSIST), a portion of 2- and 3-room BTO flats in non-mature estates will be set aside for divorced and widowed parents with children aged 18 and below.

HDB also provides flexibility to unmarried parents aged 21 and above to buy up to a 3-room BTO flat in a non-mature estate. 

Can a Second-timer Buy BTO?

Yes, you can buy a BTO flat if you’ve bought an HDB flat before. However, you’ll need to sell the first flat within six months of getting the keys to the BTO flat. You’ll also need to pay a resale levy
