It’s been two years since the last BTO launch in Jurong West. If you’re eyeing a unit in the area, then you can look forward to the upcoming November 2021 BTO launch in Jurong West. 

But with only 220 units up for selection, the chances of getting your hands on a unit may be slim. Nevertheless, here’s what the launch has to offer.

Although the upcoming Nov 2021 Jurong West BTO is a small project with only 220 units of 3-room and 4-room flats up for selection, it’s one of the best in terms of convenience to amenities.

The flats are close to parks, convenience stores, eateries (including NTI Food Court), schools, health and medical care facilities, park connectors, the Jurong West Sports Centre, Nanyang Community Club, Pioneer MRT station, and Pioneer Mall, among others. 

Pioneer MRT station is about 1.2km away, and the station is one stop from Boon Lay MRT, where there’s Jurong Point, Jurong Medical Centre, Jurong Central Park, Boon Lay Bus Interchange, and Boon Lay Town Centre. Furthermore, Boon Lay MRT station will be a future interchange station on the Jurong Region Line (JRL) by 2027. 

For those who drive, you can take the nearby Pan Island Expressway (PIE) to travel to the CBD via the Central Expressway (CTE), reaching Raffles Place in about 35 minutes.

Schools within 500m include Juying Primary School, Juying Secondary School, and Xingnan Primary School, while educational institutions such as Frontier Primary School, Jurong West Primary School, One World International School, and Nanyang Technological University (NTU) aren’t too far away. The last of which may be important to those who are looking to rent out their unit/room to students once the flat has reached its Minimum Occupation Period (MOP).

Similar to the last Jurong West BTO sales exercise in 2019, Boon Lay Glade and Jurong West Jewel, prices of the flats are also unlikely to be too expensive; excluding grants, a 3-room flat was selling from S$185,000, while a 4-room flat started from S$253,000.

Besides the limited number of flats, also note that there will be a Chinese temple next to the flats, which may be a consideration for some. 

Having said that, with a relatively good location and accessible price, expect stiff competition for the flats.

While prices for the November 2021 Jurong West have not been released, we can expect prices to be similar to the Jurong West BTO launches in 2019. Back then, a 3-room and 4-room BTO flat in the last Jurong West BTO sales exercise was from S$185,000 and S$257,000 respectively. 

Meanwhile, according to the Q2 2021 HDB Price Index, the median price for a 3-room flat is S$298,000 while a 4-room flat is S$418,000. The cheapest resale flat in that area on PropertyGuru is currently S$350,000 (3-room flat) and S$395,000 (4-room flat). 

Data from our Property Market Index Q3 2021 report also shows that prices in the west, or in District 22, have increased by 10.49% from Q2 2021. Prices have also risen by 14.9% in the preceding quarter. 

All in all, if you’re planning to sell after the MOP, you could also expect good capital gains.

 

Jurong West BTO Amenities (Nov 2021 HDB BTO Launch)

Within Walking Distance to Recreational Amenities

Future residents of the November 2021 Jurong East BTO flats don’t have to venture far for amenities such as food and groceries, while the Pioneer MRT station is about an 8-minute bus ride away.

Aside from that, the Jurong West Sports Complex is also nearby, where there’s the Jurong West ActiveSG Sports Centre, Jurong West Sports Hall, and Jurong West Swimming Complex. Jurong West Park Connector leads to Jurong Central Park and is also great for cycling, jogging or strolling.

Good Schooling Options Around

Within 500m are three schools (Xingnan Primary School, Juying Primary School, and Juying Secondary School). NTU is also across the PIE and schools such as Jurong West Primary School, Frontier Primary School, and Jurong West Secondary School aren’t too far away either.

One Station Away From Boon Lay MRT

Boon Lay MRT station in Boon Lay Town Centre is one stop away and you’ll be able to access amenities in the area including Jurong Point Mall, Boon Lay Bus Interchange, and Jurong Central Park. 

 

Conclusion: Is the Jurong West BTO Flats Worth Balloting for?

The Jurong West BTO flats are suitable for those who want good schooling options and convenient access to amenities. 

Pros:

  • Good educational institutions nearby, including schools and NTU
  • Affordable price
  • Wide range of amenities within walking distance
  • One station away from Boon Lay MRT and Boon Lay Town
  • 3-room and 4-room flats suitable for young couples and families

Cons

  • Pioneer MRT isn’t within close walking distance
  • Only 3-room and 4-room flats available
  • Limited number of units
  • Temple next to flats may be a consideration for some
  • Far from the CBD

In conclusion, the Jurong West BTO flats are likely to be popular among families who want good schooling options. Aside from that, eateries, sports facilities, health and medical care facilities, park connectors, and convenience stores are all within walking distance.

Furthermore, flat prices are expected to be affordable based on the prices of the last BTO launch in Jurong West. That’s a good bargain considering the amenities available and compared to trending flat prices in the area.

On the flip side, the nearest MRT station, Pioneer MRT, isn’t exactly within walking distance. Living close to a temple may also be a turn-off for some. Lastly, the limited flat types and number of units available could prove challenging for balloters or those who desire bigger space.
