What Are HDB Jumbo Flats?
Jumbo flats are supersized HDB units created in 1989 in order to make unsold three-room and four-room HDB flats more attractive on the market. The walls between two adjacent flats were knocked down to create one giant flat.
As of 2017, there were only 2,900 jumbo flats in Singapore, about 80% of which were located in Woodlands. Others are located in Yishun, Jurong East, Bishan, and Ang Mo Kio.

How Are Jumbo Flats Different from Regular HDB Flats?
Formed from the merger of two flats, jumbo HDB flats tend to be much bigger than your average 3- or 4-room flat, at about 147 to 199 sqm (1,582 to 2,142 square feet). To put things into context, a typical 3-room flat is about 68 sqm and a 4-room flat is about 90 sqm. This makes jumbo HDB flats particularly attractive for multi-generational families.
As the Housing & Development Board (HDB) is not currently planning to create more jumbo flats, the only way to get your hands on one is to buy it on the HDB resale market. Alternatively, HDB’s Conversion Scheme allows homeowners to purchase two compatible adjoining flats and combine them into a single unit.
According to a Straits Times article, jumbo flats are also priced at a premium, at about $650,000 to $950,000. We say: challenge accepted, we’ll suss out affordable HDB jumbo flats for you!
