A pair of 999-year leasehold terraces at 18 and 20 Chiap Guan Avenue has been put up for sale via tender, revealed marketing agent Colliers International.

Located within the landed housing district of Kovan, the properties – which comprise an intermediate and corner terrace – have a combined site area of 440.7 sq m (4,744 sq ft), with a total frontage of 16m. Currently, the two properties in District 19 are vacant.

Colliers noted that the site is zoned for “Residential use” under the 2019 Master Plan with a plot ratio of 1.4 and a height control of up to five storeys.

With Serangoon MRT Interchange and Kovan MRT station within close proximity, the properties are also accessible via major roads and expressways, including Yio Chu Kang Road, Upper Serangoon Road, Pan-Island Expressway (PIE) and Kallang Paya Lebar Expressway (KPE).

Retails malls such as NEX, Heartland Mall, and Chomp Food Centre are just five minutes’ drive away from the properties, while nearby schools include Australian International School, Rosyth School, CHIJ Our Lady of Good Counsel and International French School.

“This opportunity offers buyers the option to rebuild the terraces for either self-occupation- most suitable for multi-generational families who wish to stay close to each other; or alternatively for investment in the future, as the tenant market pool is buoyant in this locality due to its proximity to nearby international schools,” said Steven Tan, Executive Director of Investment Services at Colliers International.

The tender for 18 and 20 Chiap Guan Avenue closes on 26 August.
