A 999-year leasehold residential site at 34 Jansen Road has been put up for sale via expression of interest (EOI), revealed marketing agent Colliers International.
Located within the landed housing enclave of the Kovan estate, the 9,617 sq ft site is zoned for residential use under the 2019 Master Plan with a plot ratio of 1.4 and a height control of up to five storeys.
The north-south facing site is occupied by a detached house with an existing built-up area of around 4,800 sq ft. The 2.5-storey house, which is currently tenanted, features five bedrooms and a swimming pool.
Colliers noted that the site is located near the Kovan MRT station and Serangoon MRT Interchange as well as various amenities such as NEX, Heartland Mall, Chomp Chomp Food Centre and MyVillage.
Nearby schools include CHIJ Our Lady of Good Counsel and Rosyth School.
Colliers added that the site is also accessible via major roads including Yio Chu Kang Road, Upper Serangoon Road, Hougang Avenue, Central Expressway (CTE) and Kallang Paya Lebar Expressway (KPE).
“This is a good investment opportunity in a convenient location where amenities are readily available, and there is excellent connectivity via public transport or by car.
