Evelyn Pte Ltd, a subsidiary of Victory Land Pte Ltd had acquired 1C Evelyn Road at $18.25 million ($1,363 per plot ratio factoring bonus balcony GFA). 

Centrally located in prime District 11, the unique and rare freehold residential site received outline planning permission to be redeveloped into a boutique development comprising 25 apartments with a minimum average unit size of 100 square metres.

1C Evelyn Road is situated at the city fringe with a short drive to the Orchard Road shopping belt via Scotts Road and the Central Business District (CBD). It is also within walking proximity to two MRT stations, namely, Newton MRT and Novena MRT stations.

Additionally, it is also a short drive to various world-class hotels, such as Marina Bay Sands, The St. Regis, Shangri-La, the Ritz-Carlton and the Fullerton Hotel, as well as medical facilities such as Thomson Medical Hospital and the upcoming Health City Novena.

For the foodies, the land plot is a mere seven-minute walk to Newton Food Centre. Other shopping amenities nearby include United Square, Goldhill Shopping Centre, Novena Square, Square 2 and Royal Square.

Ms Fanny Cheng, Director of Victory Land Pte Ltd, remarked that the location is well enclaved by low-rise developments and landed properties. This would appeal to the well-heeled individual or families who appreciate the exclusivity of living in a freehold boutique development. The site along Evelyn Road or “悅福臨” in Chinese means “the arrival of Happiness and Good Fortune” and symbolises good luck.

Giving PropertyGuru a peek of what the proposed boutique development would be like, Ms Cheng, who was the former Assistant General Manager of TEE Land said: “We will make use of the land’s high-rise attributes (up to 36 storeys) such that the lowest floor unit will be built at least 10 metres above the ground. As such, most homeowners can enjoy the clear and open views of the vicinity because of its high-rise attributes. Furthermore, while it is a short walking distance from the Orchard district, it is tucked away in an enclave of landed properties, which provides the privacy sought after by the sophisticated homeowners. Units will be north-south facing and fitted with high-end quality finishes.”

Ms Cheng is known to have a penchant for luxury finishing, having personally visited interior design trade shows and kitchen solution specialist factories in Italy, where she derived her inspiration and procurement for the Singapore projects. She had also led the development planning of previous projects, 183 Longhaus, Lattice One and 35 Gilstead, to name a few, in her earlier role at TEE Land.
