Two adjoining, freehold residential plots of land at Vaughan Road within Braddell Heights Estate have been put up for sale via expression of interest (EOI) with a guide price of $1,000 per sq ft (psf), revealed marketing agent Knight Frank Singapore.

Enjoying a 24-metre frontage to Vaughan Road, the cul de sac site in District 13 is currently occupied by two large semi-detached houses and has a combined land area of 12,294 sq ft.

Knight Frank noted that potential buyers can make additions and alterations to the existing homes or redevelop the site into two linked-bungalows or detached houses. It added that multi-generation houses can also be built on the site.

“The demand for landed properties in District 13 has been strong as this is a mature residential estate with easy access to amenities, good schools, shopping malls and the nearby Serangoon MRT Interchange Station,” said Ms Mary Sai, Executive Director, Capital Markets for Land & Building, Collective & Strata Sales, Knight Frank Singapore.

The EOI exercise for the site closes on 29 April.

Urban Redevelopment Authority (URA) data showed that prices of landed residential properties declined 1.6% quarter-on-quarter in the fourth quarter of 2020, but rose 1.2% for the entire 2020.

Rentals for such properties, on the other hand, increased 0.7% quarter-on-quarter in Q4 2020. For the whole of 2020, rentals for landed residential properties fell 2.7%.

URA is set to release its flash estimates of the quarterly price index for private residential property on 1 April and the next quarterly property market updates on 23 April.
